Hot Tub Terms of Use & Safety Guidelines
At Finn Village, we’re pleased to offer private hot tub access as part of your booking. To ensure safety, hygiene, and an enjoyable experience for all guests, please follow these important guidelines:
Hot Tub Operating Hours
To maintain optimal water balance and guest safety, hot tubs may only be used during the following times:
One-night stays: 4 PM – 10 PM
Multiple-night stays: 1 PM – 10 PM
Using the hot tub outside of these hours can disrupt the water’s chemical balance, which may be harmful to your health, future guests, and the equipment.
Note: This rule does not apply to the Sunset Glamping Pod, where the wood-fired Ofuro tub may be used at any time.
Important Hot Tub Information
Upon arrival, our team will provide a brief demonstration on how to: Safely access the hot tub Remove and secure the cover Operate the jets and lights
For your safety, please follow all instructions provided during your demonstration.
Daily Safety & Water Quality Checks
To ensure a safe and hygienic experience, a member of our staff will inspect each hot tub between 8 AM – 10 AM daily to: Test and adjust chemical and water balance Confirm the water remains safe for use Record safety and maintenance readings

Avoid food, drinks, or glass containers in or around the hot tub Refrain from using fake tan, lotions, or oils before entering the water Do not dive, jump, or stand on the hot tub edges

Wood Stove & Heating Information
A starter pack of logs is provided in stoves and fireplaces. One full bucket of firewood is included upon arrival (Sunset Glamping Pod only) Additional firewood can be purchased from our 24/7 Honesty Shop (cash only). Electric heating is provided for warmth & comfort. Outdoor Lounge Heating – We do not supply extra fuel to keep the outdoor lounge warm beyond the initial supply.
Guests should plan accordingly and bring cash if they wish to purchase additional firewood.
What’s Not Included in Your Stay
Daily Housekeeping (Self-Catering Lodges Only) – Daily housekeeping is provided only for the Jungle Room and Black Room on request. All other accommodations are self-catering, but additional cleaning can be arranged for a fee. Extra Firewood Beyond the Starter Pack – Available for purchase on-site. Cot Linen – Guests must provide their own for hygienic reasons. Outdoor Lounge Heating Beyond Initial Supply – Guests should bring extra layers if needed. Additional Car Parking Without Prior Arrangement – Extra vehicles require a fee & approval in advance.

We love hosting special celebrations, but party bookings must be pre-approved in advance to ensure the best experience for all guests.

Pre-Approval Required – All party bookings must be confirmed and approved by Finn Village before arrival. Noise Guidelines Must Be Followed – To maintain a peaceful atmosphere, all guests must respect our noise policy. Outdoor music is not permitted after 10 PM, and we ask guests to keep noise levels reasonable at all times. Respect for Other Guests – Finn Village is a luxury retreat, and we ask all guests to be mindful of others staying on-site. Lodges Best for Gatherings – Mountain View Cottage and Raspberry Cottage are ideal for small group celebrations, with a fully enclosed connecting garden for private use. Limited Parking – Each accommodation has a designated number of parking spaces. Additional vehicles require prior approval and a small fee.

What You Need to Know:
Advance Notice Required – Guests must inform us in advance if they plan to bring dogs or cats. Pet Limit – Up to three dogs per property are permitted, but we’re happy to consider exceptions upon request. Leash Policy – Dogs must be kept on a leash at all times while on the property, as our friendly chickens roam freely around the grounds. This ensures the safety and comfort of all our animals and guests. Secure Outdoor Space – Mountain View Cottage, Raspberry Cottage, and the Sunset Glamping Pod each feature a fully enclosed private garden, making them 100% safe for dogs to roam and play freely. It’s the perfect setup for a worry-free stay with your furry friends. Pet Comforts Provided – We offer food & water bowls, and dog beds are available upon request. Dog Waste Bins Available – Convenient dog bins are provided along the driveway and by each accommodation for easy cleanup. Bring Your Own Pet Bedding – Please bring a bed or blanket for your pet to ensure their comfort and protect our furnishings. Forgot a Blanket? – No worries! Pet blankets are available for hire or purchase at our 24/7 Honesty Shop.

Payment Details:
• 35% Non-Refundable Deposit – Required to secure your booking.
• Final Balance – Due 30 days before arrival.
• Bookings within 30 Days – Full payment is required upfront.
• Multi-Week Stays – Enjoy automatic discounts for extended stays.
Security Deposit:
A pre-authorisation hold will be placed on your card at check-in, ranging from £100 to £200, depending on your accommodation.
This is not a charge, and the amount will be automatically released after checkout if no damages occur. Please note that banks may take up to 10 days to process the refund.
Cancellation Policy:
• Cancellations made 30 days or more before arrival – Full refund, excluding the deposit.
• Cancellations made less than 30 days before arrival – 100% of the total booking cost is non-refundable.
No refunds will be provided for:
– No-shows
– Adverse weather conditions
– Illness or personal circumstances
Grace Period:
• Bookings cancelled within 1 hour of confirmation will receive a full refund, provided arrival is more than 30 days away.
Change of Dates – STRICT POLICY:
• Date changes are permitted only if requested at least 30 days before the original arrival date, subject to availability.
• No date changes are permitted within 30 days of arrival under any circumstances.
• Any request to change dates within 30 days of arrival will be treated as a cancellation and will incur a full charge.
• Where a date change is permitted and the full balance has already been paid, a £50 administration fee applies.

Parking Policy
At Finn Village, we are committed to protecting the environment and reducing pollution, which is why we’ve implemented a car limit per booking to minimise our ecological footprint.
Standard Parking Allocation:
• Mountain View Cottage – Up to 3 cars
• Raspberry Cottage – Up to 2 cars
• Sunset Glamping Pod & Rooms at Loch Lomond Villa – 1 car per unit
Additional Vehicles:
• Extra parking may be available — please request and confirm in advance
• £20 fee per additional car
We kindly ask all guests to park only in designated areas and to respect the natural surroundings of the National Park.

Breakfast
Available exclusively for guests staying in the Black Room, Jungle Room, and Sunset Glamping Pod.
✔️ Choice of Breakfast – Enjoy a freshly prepared Full English or Continental breakfast, with vegan options available.
✔️ Serving Time – Breakfast is served between 8:00 AM and 9:30 AM, or at a time arranged in advance.
✔️ Dietary Requirements – Please let us know of any special requests or dietary needs at least 3 days before arrival.
